Skill Profile

Cost Estimation

Commercial / Analytical

"Producing accurate forecasts of the cost of construction, engineering, or other projects based on design information, market rates, and historical data."

YOUR SKILLS

Problems This Skill Solves

  • A client needs to know if a project is affordable before committing to design — early cost estimation enables go/no-go decisions
  • A tender comes in significantly over budget — a detailed estimate shows where the overrun lies and enables value engineering
  • A contractor's claim for additional costs is disputed — an independent estimate establishes a fair assessment

Myths vs Truths
Myth

"Accurate cost estimation requires up-to-date rate books and correct quantities — if both are right, the estimate is reliable."

Truth

Rate books capture average costs under average conditions. The estimator's job is to identify where the project deviates from average — restricted access, complex sequencing, specialist subcontractors, design risk, and programme constraints all produce costs that rate books cannot anticipate. The most important estimation skill is identifying what is abnormal about this project.

Myth

"BIM software removes the need for skilled estimators."

Truth

BIM tools automate quantity extraction but the cost model, benchmarking, and commercial judgement still require an experienced professional.

Research & Outlook

BIM-integrated cost planning is transforming quantity surveying workflows.

Growth Path

Beginner

Can take off quantities from drawings and apply standard rates to produce a simple elemental cost plan.

Intermediate

Produces detailed estimates at all RIBA stages, benchmarks against market data, and builds in appropriate risk allowances.

Expert

Advises clients on cost strategy, develops bespoke cost models for complex or unusual project types, and manages cost certainty on major programmes.

How to Practise

  • 1.Practise taking off quantities from drawings and pricing them against BCIS rates
  • 2.Compare your estimates against published tender results to calibrate accuracy
  • 3.Complete RICS quantity surveying training including cost planning modules

How to Prove

  • ·RICS chartered membership (MRICS) demonstrating cost management competency
  • ·A portfolio of estimates at different RIBA stages showing accuracy vs outturn cost
  • ·Employer references or case studies from commercial construction projects
