YOUR SKILLS
Problems This Skill Solves
- Projects overrunning budget or timeline because contract obligations were not actively tracked or enforced
- Disputes arising from undocumented variations or informal agreements that were never formally incorporated into the contract
- Organisations failing to exercise contractual rights (extension of time, liquidated damages, step-in rights) because deadlines were missed
- Supplier or contractor underperformance going unaddressed due to lack of formal performance management processes

Construction / Property
"Contract administration is mainly about managing the formal record — issue the right notices on time, and the contract protects the client."
Notices protect rights; they do not manage outcomes. Contract administration requires understanding the contractual mechanisms well enough to use them proactively — identifying when a situation is developing that warrants a notice before the right to issue one expires, and understanding the consequence of the other party's actions under the contract terms. Reactive notice management is insurance; proactive contract administration shapes what happens.
Research & Outlook
Contract administration is evolving with the adoption of cloud-based contract management platforms and BIM (Building Information Modelling) integration, which are improving document traceability and reducing the administrative burden of managing large contract portfolios. However, the commercial judgement required to assess variations, manage claims, and navigate disputes remains a high-value human skill. In infrastructure and major projects, demand for experienced NEC and FIDIC contract administrators continues to outpace supply.

Growth Path
Understands the structure of standard form contracts and key terms. Assists with maintaining contract registers, filing correspondence, and tracking milestones. Can identify when a formal notice or instruction is required under the contract and escalate to a senior contract manager.
Administers contracts independently — issues and assesses variations, manages change control processes, tracks contract deliverables and KPIs, and prepares interim payment assessments. Manages formal correspondence in accordance with contract notice requirements and identifies potential claims early.
Leads contract administration on large or complex programmes — overseeing multiple contracts simultaneously, managing significant claims and dispute resolution processes (adjudication, arbitration), advising senior stakeholders on commercial exposure, and developing organisational contract management frameworks and processes.
How to Practise
- 1.Work through a standard form contract (e.g. NEC4 Engineering and Construction Contract) and map out every key obligation, deadline, and notice requirement for each party.
- 2.Create a contract obligation register for a live or hypothetical project: list every clause that requires action, assign an owner, and set reminder dates.
- 3.Study a real construction or services dispute (published adjudication or court judgement) and identify which contract administration failures caused or escalated it.
- 4.Shadow or assist a contract manager or quantity surveyor through a variation assessment and change order process on a live project.
How to Prove
- ·RICS APC (Quantity Surveying pathway) or equivalent professional qualification with evidence of contract administration competency
- ·Documented project experience managing contracts to completion — including variations, claims, and final account settlement
- ·Evidence of successfully resolving a contract dispute or managing a claim through the formal dispute resolution process
- ·NEC Accredited Project Manager or NEC Contract Manager certification
